Builder’s Clean vs. Deep Clean vs. Sparkle Clean — What Your RAK Handover Needs

If you've spoken to a contractor or developer about handover cleaning in RAK, you've probably heard at least two of these terms: builder's clean, deep clean, sparkle clean. They get used loosely — sometimes interchangeably — and that causes real confusion about what you're actually paying for and whether it's enough before you move in.

Here's what each term actually means, where the lines are, and which one your property needs.

Builder's Clean

A builder's clean is the contractor's own rough clean, usually done by the construction crew or a basic labour team — not a specialist cleaning company. It typically covers sweeping floors, removing large visible debris, and a quick wipe of major surfaces.

What it does Clears the worst of the mess so the property is walkable and presentable for handover photos or a final inspection.
What it doesn't do Remove fine construction dust from AC vents, lift cement residue from grout, clean inside cabinets, or sanitise bathroom fixtures. A builder's clean is a starting point, not a finished result — most contractors will tell you this themselves if asked directly.

Deep Clean

A deep clean is what we do as post-construction cleaning — a full, room-by-room process using industrial equipment and specific techniques for construction residue specifically. This is the level our checklist walks through: ceiling fans, AC vents, walls, switches, windows, cabinets, bathrooms, skirting, and a single-disc floor machine pass.

What it does Removes cement dust, paint splatter, adhesive residue, and construction debris from every surface — not just the visible ones. This is the level needed to make a newly built or renovated property genuinely safe and livable, not just presentable.
What it doesn't do A deep clean is thorough, not decorative. It won't add finishing touches like fragrance or styling — it's a hygiene and residue-removal process, done properly.

Sparkle Clean

Sparkle Clean

"Sparkle clean" isn't a standardised industry term — different companies use it to mean different things, which is part of why it causes confusion. Sometimes it refers to a lighter, faster clean than a full deep clean (closer to a builder's clean with more polish). Other times it's used as marketing language for the same deep clean process described above, just with different branding.

Our advice: If a contractor or cleaning company offers you a "sparkle clean," ask them directly what it includes — specifically whether it covers AC vents, inside cabinets, and bathroom sanitising. If they can't answer clearly, assume it's closer to a builder's clean than a full deep clean.

If your property has just come out of construction or major renovation — new build, new flooring, fresh paint throughout — you need a deep clean, not a builder's clean. Construction dust in AC vents recirculates through the home every time the system runs, and cement residue on grout bonds permanently the longer it's left untreated. A builder's clean simply isn't designed to address either of these.

If your contractor has already done a builder's clean and the property "looks" finished, that's often exactly when homeowners assume the job is done — and exactly when the deeper residue (dust in vents, grout haze, adhesive on glass) goes unnoticed until it's harder to remove.
