This is the exact checklist our team runs on every post-construction job in RAK — the same sequence, top to bottom, every time. We're publishing it because nobody can fake a real process, and because most homeowners doing this themselves skip steps in the wrong order and end up redoing work.
The Order Matters
Post-construction cleaning has to move top to bottom — ceiling first, floor last. If you clean floors before ceilings, you're cleaning them twice. Dust falls. Always work down, never up.
Ceiling Fans First
Start here, always. Ceiling fans collect the heaviest concentration of fine construction dust in the house — it settles on the blades and stays there until disturbed. Wipe each blade individually with a slightly damp microfiber cloth. Dry dusting just redistributes it into the air, where it resettles everywhere below.
AC Vents and Grilles
Next: every AC vent and return grille in the property. Construction dust — much of it fine silica particulate from cement and drywall — accumulates inside vent covers and recirculates through the home every time the AC runs. Remove each grille where possible, vacuum the visible ductwork opening, and wipe the cover before reinstalling.
We clean up to and including the vent covers. Deep duct cleaning beyond that point requires a specialist HVAC team — worth knowing if your contractor's dust load was heavy.
Walls, Corners, and Cornices
Dust and cobwebs collect in every corner and along the cornice line where wall meets ceiling. Use a soft, dry microfiber tool for painted walls — anything abrasive risks marking fresh paint. Work the full perimeter of every room, not just the visible corners.
Switches, Sockets, and Door Handles
Every touchpoint in a newly built home has been handled by multiple trades before you move in — electricians, painters, installers. Wipe every switch plate, socket cover, and door handle with a sanitising solution. These are the surfaces your family will touch first, and they're almost always overlooked in a rushed clean.
Windows — Frames and Glass
Construction leaves two problems on windows: paint speckling on the glass itself, and adhesive residue from the protective plastic film installers use during the build. Use a plastic scraper (never metal, never on tinted glass) to lift dried paint spots, then clean with a standard glass solution. Frames and tracks need separate attention — cement dust settles heavily in window tracks and is easy to miss.
Kitchen Cabinets — Inside, Outside, and Underneath
Open every cabinet and drawer. Construction dust gets inside closed cabinetry through gaps around hinges even when doors are shut throughout the build. Wipe interior shelves, exterior faces, and — importantly — underneath wall-mounted units, where dust settles on top of lower cabinets unnoticed.
Bathroom Fixtures
Toilets, basins, showers, and tiles need full sanitising, not just a surface wipe. Grout lines in particular hold cement residue that bonds permanently if left too long — this is one of the few post-construction cleaning tasks with a real time limit. The sooner it's addressed after handover, the easier it lifts.
Skirting Boards
Skirting is the last vertical surface before you reach the floor, and it catches everything that's fallen during the steps above. Wipe the full length of every skirting board in the property — this step doubles as your final check that dust from the ceiling and walls has actually been captured, not just relocated.
Floors — Single-Disc Machine Pass
Floors are last for a reason: everything above eventually falls, and cleaning floors first just means redoing them. We finish with a single-disc floor machine across all hard flooring — tile, marble, and stone — to lift bonded dust and residue that mopping alone won't shift, followed by a full wet mop and dry.
What This Actually Takes
For a standard 3–4 bedroom villa in RAK, this full sequence takes our team roughly 6–8 hours depending on how much residue the build left behind. Trying to do this alone typically takes a family a full weekend — and without the right equipment (particularly for grout and window track buildup), the result usually falls short of what's needed before moving in.
